5) Three Bedroom Villa with a full kitchen, dining room, lounge area, three bedrooms and two large bathrooms, full laundry, powder room, and playroom/office 198 m2 (1980 sqft) of interior space and 48 m2 of exterior space on 1000 m2 lots( sleeps up to ten with a king bed, two split kings, two murphy beds, sofa bed) from $2,799,000 FJD + VAT.

6) Four Bedroom Villa with a full kitchen, dining room,lounge, four bedrooms and three bathrooms, full laundriy, and powder room ( Sleeps up to twelve ) 198 m2 (3630 sqft) of interior space and 48 m2 of exterior space on 1000m2 lotsfrom $2,899,900 FJD + VAT.

The villas come fully furnished, and there is an optional pool and outdoor lifestyle package available to add.

To secure a villa you choose the location you desire, and a villa that fits your budget, you sign a sale and purchase agreement, and then pay a 10% deposit, within three months you settle on the land, and you make progress payments for the construction, and the furniture package. Once complete the certificate of completion is issued, you can occupy your villa.

If you plan to put your villa in the rental pool and generate income when you are not using it. We suggest a local limited liability company, as the best holding structure. It is also generally possible to get financing for this sort of development from ANZ or Westpac.

The villa designs are fixed, and the color schemes are also fixed, as is the furniture package. You are only able to choose the location and the size of the villa you want to own, if you want a pool and the optional murphy bunk beds.

It is possible to sign a management agreement with Paradise Cove Resort, and then have your villa added to the letting pool, and then you can earn income from the room nights you don't use for your friends and family. The revenue is split 50/50 after commissions, management fees, advertising, VAT, operating expenses, land rent, insurance, and any repair costs are deducted.
